  • Debt-to-income ratio within limits — your total monthly debt obligations must not exceed 35–40% of net income

The key number: total new mortgage cannot exceed 80% of the property's appraised value. If your numbers work within that cap, we have a case worth assessing.

You share your property details and financial situation — via the form on this site or directly by email. I run the numbers, check the LTV, and give you an honest view of viability within 24 hours. No cost, no obligation.

Case Preparation

If the numbers work, we move to case preparation. I guide you through the documentation required, structure the application correctly, and ensure everything is ready before submission.

Application & Bank Process

The application is submitted through our banking partner. Once underway, the bank assigns you a dedicated agent who works directly with you. I remain available throughout — chasing, advising, and keeping things moving.

Completion & Funds

Once approved, the mortgage completes at the notary. Existing debts are cleared and any cash release is deposited directly into your account. My fee of €1,800 is payable on completion — nothing upfront.

Common questions, honest answers

Is equity release really possible in Spain?

Yes. Despite being widely believed to be unavailable, equity release is possible in Spain through specific lenders and structures. The key requirement is that you are a fiscal resident of Spain. If you meet that criterion and have sufficient equity in your property, the process can proceed.

What does 'fiscal resident' mean?

A fiscal resident is someone who files their Spanish tax return (IRPF) in Spain and typically spends more than 183 days per year in the country. This is distinct from legal residency. If you're unsure of your status, a local gestor or tax advisor can confirm quickly.

What is the maximum I can borrow?

The total mortgage cannot exceed 80% of the property's appraised value (LTV). So if your property is worth €400,000, the maximum mortgage is €320,000. From that, any existing mortgage balance is deducted — what remains is the cash you can receive.

I was told this isn't possible in Spain. Why are you different?

Most banks in Spain don't advertise this product, and many brokers aren't familiar with the specific route that makes it viable. I work through a specific collaboration with a major Spanish bank that allows these cases to be processed. The product exists — it simply isn't widely known.

How long does the process take?

Timelines vary depending on documentation and the bank's process. In general, allow 2–4 months from application to completion. I keep you informed throughout and follow up on your behalf.

What are your fees?

My fee is €1,800, payable on successful completion only. There is no upfront cost, and no charge if the application is unsuccessful. The initial assessment is always free.

Can I use the funds for anything?

The stated purpose of the mortgage needs to be consistent — typically renovation or property improvement. The funds themselves, once released, are yours. We discuss the appropriate framing for your specific case during assessment.

Does this work for non-residents?

Equity release requires fiscal residency. However, non-residents with a Spanish mortgage can still benefit — I can help you switch lenders to improve your terms and reduce monthly payments.
